Capability

New business. Experienced approach.

Wexel may be a new name, but we have deliberately built the business around clear processes, experienced people and measurable standards.

Wexel has been created as a challenger managing agent with established property-management principles — structured handover, published procedures, contractual response times and systematic asset-level management — so directors get clarity from day one.

ATPI

ATPI-qualified senior team

Senior team members hold ATPI status — Associate of The Property Institute — reflecting advanced qualification and experience in managing residential blocks, estates and service charges.

TPO membership, ICO registration and TPI qualification are the industry-standard credentials for residential managing agents. They sit alongside our own commitments on transparent fees and response times, which are set out contractually rather than left to reputation.

A response commitment.

We acknowledge every maintenance report within 8 working hours and action within 16 working hours. We track this rigorously and report it to directors every quarter. Miss it, and we discount the following month's fee.

8h Acknowledgement guarantee
16h Action guarantee
Fee Discounted if we miss it

8-hour acknowledgement

Maintenance and issues are acknowledged within 8 working hours — contractually committed, with updates available on the portal.

Reachable managers

Each development has a named and designated property manager, available through their direct email and phone number.

No contractor commission

Wexel does not take commission from contractors or add percentage markups to invoices.

No Section 20 commission

No additional percentage simply because major works or Section 20 consultation is underway.

Transparent fees

One clear management fee — no hidden or unexpected management charges or fees.

Live issue tracking

Clients can see the progress of reported issues through the Wexel system, including every action taken.

Asset-level management

Every asset is plotted, tracked and photo-logged on the platform — from streetlamps on a large estate to lime-mortar masonry on a listed building.

Quarterly expenditure reporting

Directors receive quarterly site visits and expenditure reports as part of the service.

The interactive site plan is the single source of truth

We digitise your estate.

Large, historic and complex sites often suffer from ambiguity. Disputes constantly arise over boundary lines, unadopted roads and shared utility infrastructure.

Wexel positions the interactive site plan as the tool that removes that ambiguity. Providing pinpoints to the exact asset, digitally plotted on the site plan, with a photo log. That is how contractor errors and RMC disputes are cut out of the day-to-day.

Why it matters

The same record prevents general confusion, misallocated service charges and speeds up emergency contractor response, because the asset is already located, photographed and logged.

Asset-level tracking for listed and heritage compliance

Heritage preservation through flawless data.

Listed buildings require meticulous, highly regulated maintenance. Where traditional managing agents use spreadsheets and off-the-shelf software, which can lead to missed compliance checks and heritage degradation, Wexel's full asset tracking logs every distinct element of a listed building individually on the portal — lime-mortar masonry, original sash windows, ancient attenuation ponds — with historical photographs attached to that element, not buried in a general site folder.

Why it matters

When a conservation officer or RICS surveyor needs to review the building's maintenance history, Wexel can produce a digital, chronological photo-log of how a specific structural element has been maintained over time.

A custom portal for complex service charges

Software fit for your development.

Large developments usually have highly complex, multi-tiered service charge schedules — estate charges, block charges, and specific lift or gym charges. Generic, off-the-shelf management software often struggles to split these fairly or transparently.

We have built our own portal from the ground up, so as not to be constrained by generic limitations. The portal can be adapted to reflect the exact legal leases of a highly complex site, giving every resident a bespoke dashboard showing exactly what they are paying for.

Why it matters

In large developments, customer trust is often very low. 24/7 visibility of live maintenance updates and specific service charge routing removes the "black box" anxiety that plagues developments.

In short

How does the interactive site plan work as a single source of truth?

Wexel digitises your development. From mixed-use to multi-block sites, the interactive site plan is the live record of boundaries, unadopted roads, shared utilities and every plotted asset. Contractors are sent to the exact asset, digitally plotted on the site plan, with a photo log, which reduces error, RMC disputes, misallocated service charges and emergency response times.

How does Wexel track assets on listed and heritage buildings?

Full asset tracking logs each distinct element of a listed building on the portal with historical photos. When a contractor, conservation officer or RICS surveyor needs the maintenance history, Wexel can produce a chronological photo-log of how that structural element has been maintained.

Can the portal handle complex, multi-tiered service charges?

Yes. The portal was built from the ground up, so it can follow the exact legal leases of a complex site — estate charges, block charges and amenity charges such as lifts or gyms. Each resident sees a bespoke dashboard of what they are paying for, with live maintenance updates rather than a generic software black box.

From Inception Through To Day-To-Day

Involved early. One clear voice.

In addition to managing established blocks and estates, we also work with developers for new-build schemes; Wexel gets involved from inception — formatting budgets, tendering for contracts, reviewing site documents and mapping out assets, long before handover. By the time residents move in, responsibilities are clearly defined and communication channels are already established.

We provide a single, reliable point of contact — not a chain of referrals between developer, agent and sales team. We consolidate development updates into clear resident communications, so residents hear one clear voice and your team isn't pulled into every enquiry.

✓Involvement from inception — budgets, site documents, purchaser enquiries and asset mapping
✓Single point of contact for residents, directors and developer teams
✓Regular, consolidated updates delivered directly to residents
✓All assets plotted, tracked and managed on our bespoke software
✓Plain-language documentation and outlined responsibilities, reducing ambiguity and future disputes
Our Services

Block and estate management.

We specialise in block and estate management for residential developments and mixed-use sites, with scalable bespoke software and processes to structure any size of development — from an estate with two homes, through to multi-phase, mixed-use developments. We also support Residents' Management Companies and Right to Manage companies looking for a clearer managing agent relationship.

Block management

Day-to-day residential block management — maintenance, contractors, compliance and service charges handled with clear accountability.

Estate management

Structured estate management for residential developments and mixed-use sites, with asset tracking, grounds coordination and live issue oversight.

RMC support

Practical support for Residents' Management Companies — expenditure visibility, director reporting and a managing agent that acts in the interests of the development.

Right to Manage

Support for leaseholders taking control of their building's management, with structured handover and ongoing operational clarity.

Involvement from inception

Budgets, site documents and responsibilities — reviewed, advised on and amended before handover, so nothing is left ambiguous.

Scalable bespoke software

Built exclusively for Wexel — structuring everything from a two-home estate to multi-phase mixed-use developments, with interactive site plans, full asset tracking and service charge schedules that match the lease.

For Directors & Owners

Built around the people who own and manage developments.

Running a residential development carries real responsibility. RMC directors, leaseholders, freeholders and developers need visibility of expenditure, responsive communication, clear accountability and confidence that maintenance issues are being progressed — alongside transparent management fees, straightforward reporting and a managing agent that acts in the interests of the development.

Wexel is set up to make those practical needs easier to meet: measurable response times, live issue tracking, quarterly expenditure reporting and clear contractual standards — so directors can oversee the development without chasing for updates.

We don't charge sellers for providing the information required by their conveyancer or solicitor, including:

LPE1 FME1 Leasehold Information Management Information Sales Packs Management Packs

There is no additional sales-pack administration fee.

No commission on contractors

We believe contractors should be selected because they provide the right quality, service and value — not because they pay the managing agent a commission.

Wexel Property does not add a percentage markup or take commission from contractor invoices.

This means the cost of works is transparent, helping residents and management companies understand exactly where their money is going.

No commission on insurance or utilities

We don't use insurance renewals or utility renewals as an opportunity to generate additional commission.

No insurance renewal commission.

No utility renewal commission.

Our approach is simple: the management fee pays us for managing the property.

No additional fees for major works

Major works and Section 20 consultation can already involve significant costs for a development.

We do not charge a separate management commission for administering Section 20 or major works.

Our role is to manage the process properly, obtain appropriate quotations, communicate with residents and help ensure the works are administered transparently — without adding a percentage-based management commission.

Complete transparency

We want residents, directors and property owners to know exactly what they're paying for.

That's why we don't rely on hidden commissions, contractor markups or a long schedule of additional administration charges.

Our commitment

Clear communication. Full transparency. Proactive and accountable management.

Communication commitments that are contractually backed, complete oversight over your development via our bespoke customer portal and no extra management fees or commissions.
